Energy Water Performance

Know how your office building compares.

In 2011 the Green Building Council South Africa, in response to the demand of the South African Property Sector, began the development of this energy and water bench-marking tool for existing buildings, starting with office buildings. 

This tool forms an incredibly useful tool for the industry as it assists building owners to understand where their office building performance sits in relation to other similar office buildings in industry, as well as in relation to other buildings in their own portfolio. This becomes a fantastic tool for making decisions on which buildings to retrofit, hold or sell, and also becomes a powerful communication tool to prospective tenants or buyers. 

This bench-marking tool makes up 40% of the Existing Building Performance tool, but is also available as a separate certification.

About this tool

The Energy Water Performance Tool is an operational performance measurement tool which rates the performance of a whole office building, by comparing the energy and water usage figures against a national “average” benchmark that is adjusted for the following factors:

  • Climate;
  • The number of computers;
  • The number of occupants;
  • The annual vacancies;
  • Operating hours.

The building is then positioned on a 10 level scale based on its performance relative to the national benchmark. 

The operational energy and water performance of the buildings does not take into consideration differentiation between parameters such as building technology, quality, level of service, etc.,which is what the Green Star Existing Building rating tool does.

Registration process

Once you have selected the tool and met the criteria you need to register your project via GBCSA Certification Engine. You will need to create a new profile if you do not have an existing one. Your account is valid for a 12 month period from activation to close out / final results.

In order to register the project you will need all the project and client details. A draft pro-forma invoice will then be generated and sent to the client & AP for verification. This is followed up by an official pro-forma invoice.

All further information is then channeled through the certification engine and the assigned GBCSA case manager for your project. 

Once payment has been received and a signed certification agreement been uploaded to the engine, the project is considered fully registered.
